Condominium Document Delivery Options During Canada Post Strike

RECA has received questions regarding clarification on the delivery of documents interrupted by the Canada Post strike.  While we do not have any specific rules around this issue, it is covered under the Province of Alberta’s Condominium Property Act (CPA), the regulations, and individual condominium corporation’s bylaws.

During the strike, your options are as follows:

  • work with your condominium Board on options that meet the law and the corporation’s bylaws
  • if email delivery is permitted, use email to deliver messages to unit owners who have authorized email delivery of documents
  • contact unit owners who have not yet authorized email delivery and ask their permission to send documents by email (very important if owner does not live in the unit and may reside in a different city or country)
  • hand deliver documents to unit owners who have not authorized email delivery (at some corporations, board members may volunteer to deliver the documents under these circumstances)
