Industry Council Elections

Elections for the three licensee representatives on each of RECA’s four (4) Industry Council’s (12 positions) occurred in November 2023, and successful candidates will begin their two-year terms on December 1, 2023.

The RECA Board of Directors (“Board”) has appointed MNP as the Election Officer for the 2023 Industry Councils elections, as per sections 3.5 and 3.6  of the Real Estate Act Bylaws. The Election Officer has vetted each candidate’s eligibility in accordance with the Industry Councils’ Election Policy, set by the Board. The Election Officer will supervise, validate and certify the results of the Industry Council member nominations and elections. Nominations Period
The nomination period commenced on September 28, 2023 and ended on October 30, 2023. During that time, interested candidates submitted their candidate packages to the Election Officer for review and validation.

 


Commercial Real Estate Broker and Commercial Property Manager Industry Council Seats

  • (1) urban commercial licensee, who can:
    • affirm that 70% or more of their business is in trades of urban commercial real estate
    • affirm they have completed fifty (50) or more commercial transactions in the past five (5) years either themselves or by someone directly reporting to them
    • receive at least five (5) endorsements from licensees who, if required by the Board, can affirm that 70% or more of the endorsing licensee’s business is in the trade of commercial real estate.
  • (1) rural (agri-business) licensee, who has:
    • completed fifty (50) or more trades in rural (agri- business) within the past five (5) years
    • broad and diverse experiences in both rural (agri­-business) trades and rural zoning levels.
  • (1) commercial property manager licensee, who can:
    • affirm that within the past three (3) years they have had commercial property management portfolio in excess of 500,000 square feet with asset value of at least $300 million; and
    • provide at least five (5) endorsements from licensees who, if required by the Board, can affirm that 70% or more of the endorsing licensee’s business is in the trade of commercial property management.


Mortgage Broker Industry Council Seats

  • (3) mortgage brokerage licensees of any licence class who meet the basic eligibility requirements


Residential Property Manager Industry Council Seats

  • (1) condominium manager licensee who practices mostly or exclusively in the condominium management service industry
  • (1) residential property manager licensee who practices mostly or exclusively in the residential property management industry
  • (1) a condominium manager or residential property manager licensee who practices mostly or exclusively in condominium management, the residential property management sector, or both.


Residential Real Estate Broker Industry Council Seats

  • (1) real estate broker, who has been actively engaged in the management of a licensed Alberta brokerage for at least five (5) years where a minimum of five (5) other residential real estate licensees are registered.
  • (1) real estate associate, who has been actively engaged in trading in residential real estate for at least five (5) years.
  • (1) residential real estate licensee of any class and from any size brokerage that has at least five (5) years of continuous experience in the residential real estate industry.

VOTING & ELIGIBILITY

RECA licensees are eligible to vote in the sectors in which they hold an active licence. If a licensee holds multiple authorizations (for example, in residential and commercial real estate), that licensee can vote in the elections for each of those Industry Councils.
